Renting vs. Buying: The Pro's and Con's


Are you considering the pros and cons of buying versus renting a home? As a realtor, I often get asked this question, and from my perspective, there are many compelling reasons to consider purchasing a home, but be sure that the blessing of home ownership was never intended to become a burden.


Firstly, owning a home provides an opportunity to build equity and make a long-term investment in your future. Unlike renting, where your payments cover the landlord's mortgage, homeownership allows you to invest in your own property and land to build equity, which can lead to significant financial gains over time.


Consider this: when you sell your home, you not only get back the money you paid to live in the house but also the profits from property appreciation. On the other hand, when you rent a home, you do not get any of that money back. In Nashville, for instance, renting a three-bedroom apartment costs around $1,800 per month, whereas buying a three-bedroom house for $250,000 would leave you with the same monthly payment. So, while renting may seem like an attractive option at first, owning a home can ultimately provide you with more financial benefits in the long run.


Maintenance and upkeep are other factors to consider, as homeowners are responsible for all upkeep and repairs on their property, while renters typically have the landlord responsible for these expenses. Depending on your situation, the added cost of home maintenance can easily render any home unaffordable and is a factor that should be considered before you buy.


It is also important to also consider the current state of the real estate market. In a buyer's market, purchasing a home may be more advantageous, while in a seller's market, renting may be more affordable. However, the Nashville market shows no signs of a decrease which indicates house prices will only rise, making the incentive to buy even more in demand.


While there are certainly advantages to renting, buying a home is often the better choice in the long run.
